Area Property Manager oversees an assigned portfolio or a
multi-faceted property in a designated geographic area. This
position works closely with the ownership group to ensure
consistency in operations throughout their portfolio and provides a
single point of contact for the client. The Area Property Manager
will have some direct property oversight in addition to assisting
and directing Property Managers in the portfolio.Job
DescriptionESSENTIAL JOB DUTIES:
- Operations: Ensuring the smooth running of each community in
partnership with the Asset Manager and Regional Property Manager.
Overseeing all operations including maintenance, capital
improvements, lease administration, budgeting, forecasting,
reporting, collections, evictions, vacancy anticipation, marketing,
lease renewals, service contracts, expense control, audits, etc.
- Customer service: Providing superior customer service and
communication to residents and prospects to enhance satisfaction,
increase renewals, revenue, reputation, and profitability.
- People development: Developing, mentoring, leading, and
managing a high-performing, cohesive team to maximize engagement
and minimize turnover.
- Marketing: Driving revenue through analysis of competition and
development of creative marketing programs.
- Leading by example: Instilling, maintaining, and modeling the
company's mission to be the best national management company.
- Supervision: Overseeing day-to-day operations of the on-site
team, ensuring policies and procedures are followed.
- Staffing: Maintaining effective on-site staff through
interviewing, hiring, and terminating as necessary.
- Resident Relations: Maintaining a positive living environment
through prompt conflict resolution and follow-up.
- Financial Management: Managing and maintaining all aspects of
the community budget and finances.
- Leasing and Marketing: Working with leasing staff to meet
leasing/marketing goals.
- Vendor Relations: Maintaining positive relations with community
vendors.
- Special Projects: Coordinating special projects as requested.
- Other Duties: Performing any other related duties as required
or assigned.COMPETENCIES:
- Ability to travel regularly to multiple property sites.
- Detail-oriented with focus despite interruptions.
- Experience in supervisory roles and staff management.
- Experience in budget management.
- Maintains confidentiality of sensitive information.
- Proficient in property management software like Yardi.
- Oversees entire staff within the portfolio.EDUCATION:
- High School Diploma, GED, or Vocational School required.
- Bachelor's Degree preferred.
- Real Estate License required by law.EXPERIENCE:
- Minimum 5 years of Property Management experience.
- Minimum 5 years of Management experience.WORK
ENVIRONMENTProfessional office environment with travel between
properties in varying weather conditions.PHYSICAL DEMANDSAbility to
stand, walk, ascend stairs, and travel as needed. Exertion of up to
25 pounds occasionally.OTHER DUTIESAdditional duties may be
assigned as needed.
